Residential Demolition in Richmond Hill

Full house demolition for homeowners and builders planning a teardown and rebuild. We take a house down to the foundation, haul the debris and leave a clear lot, across Richmond Hill and nearby York Region towns.

How we do it

Most of the houses we take down are older bungalows and two-storey homes on lots where the owner plans to rebuild. The photos on this page show the pattern of a typical job: the machine arrives once the utilities are cut, the roof and walls come down in sections, and the debris is sorted and loaded before the lot is levelled.

We start well before the machine shows up. A house demolition in Richmond Hill needs a demolition permit from the City, confirmed utility disconnections before demolition, and designated-substance assessment before affected work is tendered. We help you plan against the City's current application checklist and coordinate the providers, survey and site preparations for your project.

On demolition day the operator works from the top down, pulling the roof and upper floors into the footprint of the house rather than toward the neighbours. A second crew member watches the edges, waters down dust where needed and keeps the street and sidewalk clear. Mature trees that the City has asked you to protect stay behind their hoarding.

Debris is separated as it comes down. Wood, metal, brick and concrete go to different loads where the site allows, which keeps more material out of landfill. Once the structure is gone we remove the foundation if your builder needs it out, backfill and rough grade so the lot is ready for the next trade.

You get one point of contact from the first call to the final walk-through, and we carry WSIB clearance and $5M commercial general liability coverage on every job. See our guide on what the City requires before a house comes down for the paperwork side.

Questions from Richmond Hill homeowners

Do I need a permit to demolish a house in Richmond Hill?
Yes. The City of Richmond Hill issues demolition permits through its Building Services division. Use its current application checklist and coordinate utility disconnections separately so they are complete before demolition. Some properties also need a tree review or a heritage check.
Can you remove the foundation as well?
Yes. If your builder wants the foundation out, we break it up, haul it and backfill the excavation. If they plan to reuse part of it, we leave it in place and protect it.
What happens to trees on my lot?
Trees protected under Richmond Hill's tree preservation by-law stay in place behind hoarding unless the City has approved their removal. We plan machine access around them at the site visit.
Will my neighbours be affected?
There is noise and truck traffic for a few days. We keep work within the City's construction hours, control dust with water and keep the street clear, and we suggest letting neighbours know the dates in advance.
