Removing a house while retaining an approved foundation

Wanting to reuse a foundation and having it accepted for the next building are different things. The engineer and receiving builder must establish suitability and the approved boundary before a teardown is described as above-grade only. The demolition assessment then follows that defined retained condition.

Compare the three below-grade outcomes

This is an illustrative scope comparison, not a structural drawing or removal method.

An apparently sound basement wall or slab is not proof of reuse suitability. The CCOHS demolition guidance identifies structural assessment as a qualified professional’s task.

Make partial retention precise

If the design keeps one portion and replaces another, identify the actual elements and any unresolved interfaces. A dashed line on an early sketch is not a sufficient instruction to separate the structure. The engineer’s requirements, site access and the retained elements need to be assessed together.

Ask the receiving builder which conditions it needs exposed and when inspection occurs. Any repairs, new structural work or protection arrangements must have named responsible parties. Retention should not be described as a guarantee that no further work will be necessary.

An illustrative redevelopment enquiry

A homeowner’s design team proposes a replacement house using part of the existing below-grade construction. The initial enquiry identifies the approved retained section, the separate area still under review and the builder coordinating the next stage.

That is more useful than simply asking to leave the basement. It prevents the unresolved section from becoming an accidental removal instruction and makes the inspection dependency visible.

Connect demolition to the next build

The teardown-and-rebuild guide addresses coordination between stages. Use residential demolition for the assessed removal contribution, then describe the foundation decision in your enquiry. State the design status honestly; TrueNorth does not approve reuse through a quote request.

Explain your project your way

Use the short enquiry or the optional three-step planner. You can review the summary and leave uncertain details for assessment. Neither form accepts attachments.
