The demolition contribution to a commercial-to-residential conversion
Conversion feasibility comes before the demolition scope. Once the responsible design team has established the proposed residential layout and relevant approvals, compare it with the commercial interiors that exist. The ordinary strip-out is one contribution to the project, not a turnkey conversion service.

Translate the design into physical removals
| Existing element | Question for the reviewed conversion |
|---|---|
| Office partitions | Which conflict with the future room arrangement, and which are retained? |
| Commercial ceilings | What ordinary assemblies leave, and what systems have separate scopes? |
| Floor finishes | Which areas need removal for the builder’s inspection or new work? |
| Fixed reception or staff fit-out | Which attached items become redundant? |
Structure, envelope changes, new services and specialised openings retain their own design and subcontract responsibilities. TrueNorth does not infer high-rise structural capability or acceptance of a whole-building package from an ordinary interior enquiry.
Define a useful first area
An assessed floor or unit can establish how the receiving contractor wants ordinary removals described. It should not become a production-rate assumption for every other floor. Record differences in existing fit-out, services and retained fabric before extending the package.
The multi-floor office guide explains how different floors can need different boundaries. A residential conversion adds the new design’s receiving requirements; the old office programme cannot simply be reused.
An illustrative conversion interface
A reviewed proposal replaces an ordinary office layout with residential rooms. The first assessed area includes obsolete tenant partitions, selected ceiling assemblies and fixed reception joinery. The retained building structure and separately designed service changes are marked outside that ordinary package.
The builder then inspects the exposed condition and carries out its assigned construction. Demolition completion does not demonstrate residential suitability, financing viability or permission to occupy.
Keep each responsibility identifiable
The project lead should reconcile the removal drawings with the current design, clarify material and structural dependencies, and name who accepts the exposed surfaces. Repairs and new construction should not disappear behind the phrase cleared shell.
Request an assessment of the defined interior contribution, giving the location, current and proposed plans’ status, retained elements and general-contractor contact. TrueNorth’s commercial strip-out service is the starting point, with project size and capability confirmed for the actual scope.
