Taking over a warehouse unit: separate the handover work from your new fit-out

When a warehouse unit changes tenants, the space being offered and the space the incoming business needs may be different. An outgoing tenant may remove some fit-out; the landlord may retain other parts; the incoming tenant may want another layout. Define those physical results before requesting demolition for the new business.

TrueNorth provides commercial strip-outs in Richmond Hill and across the GTA. For a warehouse takeover, we assess the agreed ordinary building removals, with the existing offices, staff areas and retained warehouse shown together.

Establish the starting condition

Ask the authorised property contact to describe the condition expected when the unit is handed over. Compare that description with the actual premises and available drawings. If work is still planned by another party, identify what it will remove and what is expected to remain.

This is a scope comparison, not an interpretation of lease liability. The parties responsible for the lease and property instructions settle who is authorised to order each change. The demolition enquiry should then describe the work that is genuinely being considered.

Compare handover work with incoming-tenant work

Part of the unitExpected at handoverQuestion for the incoming fit-out
Front officesExisting rooms retained or specified rooms clearedCan the new administration layout use them?
Staff room or kitchenetteAttached fittings retained or removed as agreedWhich fixtures and finishes suit the new arrangement?
Warehouse enclosureRetained or removed under a defined packageDoes its footprint suit the intended use?
Floor and surrounding finishesDescribed exposed or retained conditionWhat further removal, preparation or repair does the new installation need?

The comparison helps avoid commissioning the same removal twice. It also reveals work that neither package has addressed. A landlord’s handover description and an incoming tenant’s design should not be treated as interchangeable documents.

Decide what is worth retaining

An existing office can be useful even if the new business wants different finishes. Conversely, a serviceable room may obstruct the proposed layout. Compare retention, selected alteration and removal against the actual intended use.

TrueNorth’s guide to changing one office without stripping the whole unit explains the narrower room-change decision. For the warehouse takeover, extend that thinking to all the spaces affected by the handover and new fit-out.

Stock, loose furniture and operating equipment need their own destinations and responsible parties. Machinery handling, process systems and specialist dismantling are separate from the ordinary building-removal enquiry.

Illustrative example: retained offices, changed staff area

This is an illustrative planning example, not a completed TrueNorth project.

The property instructions call for the outgoing tenant’s loose contents to leave while the front offices remain. The incoming business can use those offices but wants to replace the staff-room fit-out. Its proposed removal package therefore concerns selected fixed cupboards and finishes in that room, together with the assessed connections and surrounding boundaries.

The current condition is checked after the outgoing work. Any difference is resolved before the new package is finalised. The result is a clear starting point for the incoming fit-out rather than a broad request to strip everything that looks old.

Explain the two stages in your enquiry

Discuss the unit with TrueNorth. Give the property location, expected handover condition and proposed new layout. Identify work still being done by another party and the person authorised to confirm the final removal scope. You can describe uncertain items for assessment without treating them as approved removals.

Explain your project your way

Use the short enquiry or the optional three-step planner. You can review the summary and leave uncertain details for assessment. Neither form accepts attachments.
