Small business decisions
Can I assess a shop refit before the lease terms are settled?
You can discuss a provisional removal scope, but do not treat it as authority to alter the unit. The property owner’s permission and the agreed lease responsibilities need to be resolved separately from the contractor’s assessment.

Separate the decisions
Describe the existing fit-out and your proposed business use without assuming every fixture is yours to remove. If you are comparing units, keep each unit’s conditions separate. A photograph of a vacant shop does not establish that services, landlord requirements or previous alterations are identical.
What to explain next
Ask your property advisers and building contact which decisions must be settled before an instruction can be issued. Share the confirmed scope with the removal contractor afterwards. TrueNorth does not interpret lease obligations or guarantee that a proposed use will be approved.
Explore commercial strip-outs or ask about your own project.

Put the uncertainty into words
“We are considering this shop but have not agreed the fit-out responsibilities. We want an initial assessment of removal, conditional on owner permission and our final layout.”
- Who can authorise changes to the unit?
- Is the proposed use and layout settled?
- Which removal responsibilities remain unagreed?
Choose your next step
Use the short enquiry, or organise what you know in the optional three-step planner. You can leave uncertain details for assessment. The form does not accept attachments.
Compare two premises without assuming the same strip-out
Illustrative option A retains a useful rear stockroom and changes a fixed front counter. Option B has several old consulting rooms across the proposed sales floor, so assessed partitions and connected finishes may need removal. Both might suit the same retail concept, but they are different physical packages.
Keep those alternatives conditional on owner authority and the reviewed layout. The retail strip-out service explains the eventual buying scope; an early comparison does not settle the lease.
