Shared rooms and facilities
Hotel lobby and lounge refurbishment: planning the removals
A reception counter change can reach beyond its footprint when the lobby and lounge share flooring, ceilings or services. Begin with the guest-facing arrangement you intend to create. Then distinguish a local joinery renewal from a connected public-floor renovation.

Compare three public-space options
| Option | Ordinary removals to assess | Retained relationship |
|---|---|---|
| Counter renewal | Fixed reception joinery and specified adjacent finishes | Existing guest route and surrounding lobby |
| Lobby and lounge refresh | Selected finishes and obsolete attached furniture | Useful room layout and designated facilities |
| Layout change | Reviewed partitions, joinery and connected finish areas | Building structure and separately assigned systems |
The comparison is illustrative. It does not establish that guest operations can continue while any particular package is performed.
Follow shared finishes across the room names
A floor may run continuously from the entrance past reception into the lounge. Removing only the counter can leave a visible footprint. The receiving installer should define the desired finish boundary and any repair or preparation that follows.
Ceilings and wall heads need the same comparison. A new reception position may affect services even if the wider ceiling stays. Their responsible trades establish those changes; ordinary fit-out removal does not include system redesign.
Keep restaurant and hotel equipment separate
Food-service areas beside the lounge may have supplier equipment, extraction or other specialist connections. Identify those boundaries rather than including them through a public-area label. Use the restaurant strip-out page for the ordinary dining and kitchen-adjacent contribution.
Guestroom repetition is another separate project. The first-room guide addresses bedrooms and bathrooms; a lobby assessment cannot stand in for those room variations.
Define the available work area
Management and the project team decide closures, routes and the programme for retained facilities. State those constraints for assessment without assuming a standard overnight slot or uninterrupted reception operation. Assign repairs, new installation and reopening checks to their respective parties.
Request a commercial assessment with the intended arrival layout, counter and lounge changes, retained routes and hotel project contact. TrueNorth’s commercial strip-out service supports the ordinary removal package, not a claim of hotel procurement qualifications or guaranteed operating continuity.
