Shared rooms and facilities
Condominium common-area refurbishment: planning the demolition
Shared lobbies, corridors and amenity rooms need their own removal descriptions. A lobby counter renewal and an amenity-room layout change affect different assemblies and users. Treating both as common-area demolition is useful for organising the project, but too broad for defining what leaves.

Divide the project by the result each area needs
| Area | Intended change | Boundary to resolve |
|---|---|---|
| Lobby | Replace fixed reception joinery | Retained flooring, entry doors and connected fittings |
| Corridor | Renew floor finishes | Suite thresholds, lift lobby and surfaces outside the work |
| Amenity room | Change the room arrangement | Assessed partitions, ceiling edges and retained facilities |
Loose furniture belongs in the manager’s contents plan. Base-building systems remain separately identified even when they cross an included room. The designer and receiving trades establish the replacement requirements.
A retained route still needs a use decision
Mark how residents, staff and visitors normally reach the building and its facilities. Management and the responsible professionals must determine what can remain available during each assessed stage. A line on a plan labelled keep open does not make an arrangement suitable.
Keep access decisions separate from the demolition boundary. TrueNorth does not design fire routes or guarantee resident access by offering ordinary commercial interior removal.
Compare a lobby refresh with an amenity reset
In an illustrative lobby refresh, the existing entry arrangement stays and a fixed counter leaves, along with selected adjacent finishes. The next installer specifies the counter footprint and any surface repairs.
In a separate amenity-room example, the design changes several rooms into a larger shared space. Partition status and services need review, and the ceiling and flooring boundaries may extend beyond the former rooms. These are different packages even if both form part of the same refurbishment budget.
For the detailed floor decision, see commercial flooring removal. For fixture and wet-area changes, compare commercial washroom scopes.
Agree the handoff before talking about reopening
Removal completion is one stage. New flooring, millwork, building services and final reopening remain with their assigned parties. Ask each receiving trade to identify what it needs exposed and who resolves unexpected conditions.
Request a building-level assessment with the areas, intended changes, retained facilities and authorised management contact. Mention the building’s coordination requirements without assuming a universal board rule or standard closure period.
