Shops, food and customer spaces

A food-court unit needs a different strip-out conversation

The visible counter does not mark every boundary of a food-court tenancy. Shared seating, loading routes and building services can sit beside or beyond the tenant’s kitchen. Start with the unit the landlord authorises you to change, then compare it with the incoming operator’s layout.

Draw the unit and the shared centre separately

Identify the tenant counter, preparation space, storage and attached finishes. Show the shared seating and circulation outside that package. Ask management to resolve uncertain ownership, including frontage and connections that may serve more than one operator.

The proposed use makes a practical difference. Keeping the food offer and replacing the front counter may require a limited fit-out change. A new concept can require different room arrangements and broader ordinary removals. Neither option includes centre-owned systems by default.

Keep food-service equipment with its responsible providers

Gas, extraction, refrigeration and suppression arrangements need the landlord and appropriate specialists. Record who removes or retains each connected item and what ordinary building work remains after that contribution. Do not use equipment cleared as shorthand for all connections resolved.

For an illustrative counter renewal, the specialist equipment stays under its provider’s arrangements while an obsolete fixed serving counter and named finishes are assessed for removal. For a wider tenant reset, partitions and additional finishes may leave after the relevant system boundaries are established. These examples do not prescribe a kitchen decommissioning method.

Bring the mall’s actual access instructions

Loading, contractor entry and material routes are shopping-centre decisions that need assessment alongside the work. Ask which routes and facilities are available and who coordinates them. Do not assume all centres allow the same work hours or that an evening slot guarantees an undisturbed trading day.

The next fit-out contractor should define the floor and wall condition it receives. Counter removal, repairs and replacement installation are separate stages; a cleared tenancy is not permission to reopen a food business.

Explain the unit before the programme

Request an assessment with the centre and unit location, incoming concept, retained equipment and management contact. TrueNorth’s restaurant strip-out page describes the ordinary fit-out contribution. The restaurant-format comparison helps decide whether the next operation really needs a full reset.

Explain your project your way

Use the short enquiry or the optional three-step planner. You can review the summary and leave uncertain details for assessment. Neither form accepts attachments.
