Demolition before several vacant apartments are renovated

A common finish specification does not make several apartments identical demolition jobs. One may retain its kitchen, another may need a bathroom renewal and a third may have earlier alterations that conflict with the design. Compare the actual interiors before grouping the removals.

Use suite descriptions rather than a repeated gut instruction

In this illustrative three-suite comparison, the incoming finish standard is similar but the work differs:

SuiteWhat staysRemoval to assess
AKitchen cabinets and bathroom layoutSelected floor finishes and retained-edge transitions
BLiving-room finishesBathroom fixtures and agreed layers after trade arrangements
CDesignated structure and shared servicesA wider approved interior package for the new layout

These labels are examples, not properties or projects attributed to TrueNorth. Their purpose is to show why apartment count alone does not describe removal depth.

Group genuinely similar packages

A representative bathroom can help clarify an installer’s desired endpoint. Before applying it elsewhere, compare fixture arrangements, known layers, previous repairs and retained fittings. Record exceptions by suite instead of averaging them into one description.

The hotel first-room guide explains the same limit on repeating an assessed room: the first example helps define questions, not certify every concealed condition.

Resolve access authority and shared routes

Physical vacancy alone does not establish authority to begin. The owner must resolve possession, permissions and the authorised instruction through the appropriate advisers. This guide does not provide tenancy advice or assistance with displacement.

Management and the project team also need to assess shared corridors, loading and services used by other residents. A proposed order of suites is a planning input, not a promise of simultaneous crews or a guaranteed vacancy period.

Give the next trades a suite-specific handoff

Identify the surfaces each installer receives and who handles repairs or new construction. If the work instead creates openings for a shared plumbing renewal, use the separate apartment-riser guide; that is an access project, not a suite-renovation programme.

Describe the first apartments to assess, the intended changes and the authorised manager or builder. TrueNorth can review the ordinary interior-demolition contribution without assuming every vacant unit needs a full gut.

Explain your project your way

Use the short enquiry or the optional three-step planner. You can review the summary and leave uncertain details for assessment. Neither form accepts attachments.
